– approximately 48,663 sqm fall within the no-build zone (within 150 m of the sea), with an allocation of 0.01 sqm of gross floor area (GFA) for every sqm of land, resulting in a building allowance of approximately 486.63 sqm of GFA;
– approximately 11,077sqm is outside the zone of absolute non-buildability (more than 150m from the sea), with an allocation of 0.02sqm of gross floor area (GFA) for every square metre of land, resulting in a building credit of approximately 221.54sqm of GFA.
The total transferable gross floor area (GFA) is therefore approximately 708.17 sqm.
The building rights may be used by the owners or transferred to third parties (builders) exclusively within Volumetric Concentration Zones (ZCV), in specific sub-zones (A, B, C), subject to municipal authorisation.
The volume is additional to that ordinarily permitted in the relevant sector and may result in an increase in gross floor area of up to 30% compared to that normally permitted in the same section.
